When a roof has genuinely reached the end of its service life, patching it again just delays the inevitable and wastes money. Ace Roofing & Construction replaces roofs across San Francisco, the Peninsula and the East Bay with a complete system — tear-off, decking repair, underlayment, flashing and finish material — built for Bay Area weather.
We have been re-roofing San Francisco homes and buildings since 1996. We are family-owned, licensed (CA C39 #1062496), bonded and insured, and we only recommend replacement when repair no longer makes sense.

Re-roofing San Francisco's unique homes
Re-roofing in San Francisco is rarely simple. Victorian and Edwardian homes often combine steep front gables, hidden flat sections behind parapets, bay-window roofs and built-in gutters. Row houses share walls with neighbors, so flashing at property lines has to be done carefully. Many older homes have two or three layers of old roofing that must come off before we can see the condition of the wood below.
Bay Area weather drives our material choices. West-side neighborhoods get months of fog and salt air; south- and east-facing roofs see more UV. Winter storms test every lap and seam. We plan underlayment, ventilation and drainage for the specific roof and neighborhood rather than using one recipe everywhere.
Materials & methods
Architectural composition shingles
The most common choice for pitched San Francisco roofs — durable and available in many colors.
Torch-down modified bitumen
A proven multi-layer system for flat and low-slope sections.
TPO single-ply membrane
A reflective, heat-welded membrane for flat roofs and commercial buildings.
Metal roofing
Used where the building and budget suit it, including standing seam applications.
Signs you need re-roofing
- Your roof is 20+ years old and showing wear across the whole surface
- Leaks in several different areas, not just one spot
- Widespread granule loss, curling or brittle shingles
- Soft or sagging decking
- Repeated repairs that are not holding
- You are adding solar and the roof will not outlast the panels

Repair before replace — our honest approach
We would rather lose a re-roof job than sell one you do not need. If your roof has years of life left with targeted repairs, we will tell you that first.
When replacement is the right call, we explain why, show you the evidence and give you a straightforward price with no pressure to sign on the spot.

Re-Roofing FAQs
How do I know if I need a new roof or just repairs?
Widespread wear, leaks in multiple areas and soft decking usually point to replacement. A single leak usually does not. We will inspect and tell you honestly which applies.
How long does a re-roof take?
It depends on size, layers to remove and weather. We give you an expected timeline in the written estimate.
Do you remove the old roof?
Yes. We tear off old layers so we can inspect and repair the decking before installing the new roof.
What roofing materials do you install?
Architectural shingles, torch-down modified bitumen, TPO and metal, depending on the roof's slope and your goals.
Do you handle permits?
Ask us during your estimate and we will explain what is required for your specific project and location.
