A good roof inspection tells you what condition your roof is in, what needs attention now, and what can wait. Ace Roofing & Construction has inspected San Francisco roofs since 1996 for homeowners, home buyers, sellers and property managers.
We do not use inspections to sell roofs. Several of our customers came to us after other companies insisted on full replacement — and we found that maintenance or a targeted repair was all they needed.

What we look for on San Francisco roofs
San Francisco homes often hide their roofs. A Victorian may have a steep front gable you can see from the street and a flat section behind the parapet you cannot. Inspections here have to cover every roof plane, built-in gutters, parapet caps, skylights, chimneys and the connections to neighboring buildings.
We also look below the roof. Ceiling stains, attic moisture and damp insulation tell us where water has been getting in, sometimes long before it shows up as a drip. In fog-belt neighborhoods we pay close attention to decking condition and ventilation.

Repair before replace — our honest approach
An inspection is only useful if it is honest. We tell you when a roof is in good shape, and we tell you when it is not.
If you are buying a home, our goal is to give you clear information for your negotiation — not to scare you into a job.
What a customer said
"They were the first company who gave me an honest assessment — the only ones who felt it needed heavy maintenance rather than a complete replacement."

Roof Inspections FAQs
Do you inspect roofs for home buyers?
Yes. We inspect roofs for buyers and sellers and explain the condition in plain language.
Do you check the attic too?
Yes, when accessible. Attic and ceiling conditions are often the best evidence of where water is getting in.
How often should my roof be inspected?
We suggest every few years, after major storms, and before buying or selling a home.
Will you try to sell me a new roof?
No. Our reputation is built on recommending repairs and maintenance when that is what a roof needs.
Is the estimate free?
Estimates are free. Call 415-872-9300 to schedule.
