Skylight & Roof Drain Repair in San Francisco

Skylights and roof drains are two of the most common leak sources we see in San Francisco.

Skylights and roof drains are two of the most common leak sources we see in San Francisco. Both are openings in the roof, both depend on careful flashing, and both fail in ways that can look like a much bigger roof problem.

Ace Roofing & Construction has repaired skylights, drains, scuppers and gutters across the city since 1996. We fix the source of the leak instead of replacing a roof that does not need it.

Why skylights and drains leak here

Many San Francisco homes have older skylights set on wood curbs with flashing that has been patched repeatedly. Over time the curb rots, the seal fails and wind-driven rain gets in around the frame. Fog and condensation can also cause drips that look like leaks.

Flat roofs surrounded by parapets depend completely on their drains. When a drain clogs or its connection to the membrane fails, water backs up and finds the weakest point. An overflow drain or scupper provides a safety valve so one clog does not flood the building.

Materials & methods

  • Skylight reseal and reflash

New flashing and seals around existing skylights in good condition.

  • Skylight replacement

New units and curbs when the frame or glazing has failed.

  • Roof drains and strainers

Rebuilt drain connections and new strainer domes.

  • Scuppers, gutters and downspouts

Repair or replacement, plus overflow drains for parapet roofs.

Signs you need skylight & drain repair

  • Water stains around a skylight
  • Drips during rain near a skylight frame
  • Standing water around a roof drain
  • Overflowing gutters in winter storms
  • Leaks on the top floor near interior drain lines
  • Cracked or fogged skylight glazing

Repair before replace — our honest approach

One of our customers was told by other contractors they needed a new roof. Luis found that the real cause was the drain and had the crew install a new one.

If your skylight only needs new flashing, we will not sell you a new skylight.

What a customer said

"Luis is great — hardworking, honest, timely, and smart. He quickly figured out why I had a leak, and rather than overcharging me or selling me something I didn't need (like a new roof), he had his crew install a new drain."

Skylight & Drain Repair FAQs

Why does my skylight leak only in heavy storms?

Wind-driven rain can push water past worn flashing or seals. We inspect the curb, flashing and surrounding roof to find the entry point.

Can you reseal a skylight instead of replacing it?

Often, yes, if the unit itself is in good condition.

What is an overflow drain?

A secondary drain or scupper set slightly higher than the main drain so water can escape if the primary drain clogs.

Do you repair gutters and downspouts?

Yes, as part of our drainage work.

Is condensation the same as a leak?

Not always. Some skylight drips are condensation. We will help you tell the difference.
